Peaks Marketplace Concept Plan | Involving Example

On June 7, the City received an application for a Concept Plan Review for a mixed use development for the property located at the Southwest corner of Baseline Road and State Highway 42. The applicant requests review of their proposed Concept Plan for the north and south commercial parcels of Peaks Filing 17.

Ideas and concerns raised in the project discussion will be evaluated by the planning staff and applicant. All concerns and ideas will be evaluated and a report summarizing staff and the applicant's actions for each item will be prepared, by the applicant) prior to the first neighborhood meeting (July 21).

  • On the North plan proposal you will be asking patrons to exit onto 95th Street in an area that is already confusing to drivers. The turn onto 95th from Baseline as you come east is not well thought out and is already a bottleneck for cars coming onto 95th. Your plan adds an additional element of confusion to the equation. You will be asking drivers coming from three separate areas to merge at the same location.

    We take safety seriously and traffic considerations, including impact to transit service, turn lanes, and additional traffic control devices will all be reviewed by the City Engineer and Transportation Planner as part of the project review.   We appreciate your comments and value the experiences you've had with the rush-hour bottleneck.  Please review the applicant's traffic analysis in the Application Materials library (right).

  • Can you add additional trees to the east side to protect the existing neighborhood?

    Thank you for your comment.  Additional landscape screening will be considered as part of the project review.

  • Will there be a Starbucks?

    Thanks for your inquiry.  At this stage in the project review, no tenants have been identified.
